THE TITLE TRAP | OUR STORY, WITH THE RECORD

THE TITLE TRAP / DOCUMENTARY CASE FILE

Eight records. What each establishes. What each does not.

Follow the court, lease and recorded-title trail through eight reviewed document readers. Page references below refer to the linked readers, including their editorial cover sheets—not docket page numbers or certification of complete court case files.

Evidence and release boundary: Open the reviewed complaint, deed, lease and protection-order records through the links below. Each copy identifies its scope and redactions. Older compilations and confidential originals remain private. These explanations are grounded in the preserved copies, not substituted for the documents. No court adjudicated fraud, awarded quiet title on the merits or carried out the requested eviction.

Read across proceedings—not one filing in isolation.

The possession complaint, equitable ownership complaint, dismissal entries, signed lease terms and negotiated deed describe different procedural events. The public narrative separates claims from findings and uses adverse context beside each conclusion. The approved protection-order readers now include the complete supplied denial orders and the supplied written addendum. The addendum repeats one case number in both supplied bundles; that limitation and the court’s contact warning remain material. Neither reader is presented as a certified complete case packet.

The possession complaint

What the preserved pages establish: The November 24, 2025 filing alleged unpaid sums and sought forfeiture, restoration of possession and a writ of restitution. Its prayer is a request, not evidence that the court granted those remedies.

Exact page trail: Preserved filing: PDF pp. 2–6 (cover on p. 1). The requested writ appears at p. 6; claimed arrears appear on pp. 4–5.

Limitation / necessary context: The signed lease and amendment are material context. The proceeding ended without a writ-enforced eviction or resident displacement.

The ownership complaint and accounting request

What the document establishes: Our December 2025 complaint pleaded title-related claims, damages and a full accounting. These are allegations and requested relief, not findings or awarded remedies.

Exact page trail: The approved OR01 companion has two qualification pages followed by all ten supplied complaint pages (PDF pp.3–12). Accounting and the prayer for relief appear on PDF p.11, original p.9.

Necessary context: The unstamped source is dated December 26; the separate receipt and docket corroborate December 29 filing. This supplied copy was not independently byte-matched to a certified filed copy. The cover identifies historical errors, disputed financing claims and differences from the current record. The case ended through negotiated resolution, not a merits award.

The recorded deed

What the preserved pages establish: The preserved recorder copy documents the negotiated July 2026 conveyance to Romeo and Annie, not a court judgment awarding title. The 2025 ownership complaint appears to use a short-plat recording number beginning 9505, whereas the 2021 escrow excerpt (E04) and the recorded 2026 deed (E14) use one beginning 9705. Do not treat the pleading’s description as a certified deed description.

Exact page trail: The approved four-page reader has a cover on p.1 followed by all three supplied recorded pages on pp.2–4, including recorder information, acknowledgment, Exhibit A and the recorded exceptions.

Limitation / necessary context: The reviewed copy masks autographs, notarial identifiers and unnecessary private fields while retaining material recording and title terms. The July 2026 conveyance followed negotiated resolution; it is not a merits finding or admission of wrongdoing. The older compilation remains private.

February dismissal docket listings

What the listings establish: The ownership docket lists February 3, 2026 and the unlawful-detainer docket February 4, 2026 as dismissals without trial, with Orders of Dismissal With Prejudice filed.

Exact page trail: Approved OR02 includes one cover and all four supplied docket pages (PDF pp.2–5), including the original accuracy notices.

Necessary context: These docket printouts are supplemented by the separately linked entered orders below. The orders dismiss the respective plaintiffs’ claims with prejudice following settlement stipulations; they do not determine whether the underlying allegations were true or false. The settlement expressly disclaims admission of liability.

The lease and no-default recital

What the preserved pages establish: The approved reader retains the amendment dated January 31, 2023 and the complete underlying commercial lease. The amendment recites no default and continues payment terms. Romeo and Annie report signing on September 26, 2024; that reported execution date is distinct from the written dates and is not independently established by the image alone.

Exact page trail: The approved seven-page reader has its cover on p.1, amendment on pp.2–3 and complete four-page commercial lease on pp.4–7.

Limitation / necessary context: The signed lease is materially adverse as well as probative. The reviewed copy retains the lease’s $4,500 base rent and amendment’s $4,600 term. The no-default recital does not independently disprove all rent claims or resolve the contract’s legal effect. The older source compilation remains private.

The recorded release of lis pendens

What the instrument establishes: Release 202602100142 was recorded February 10, 2026 and identifies earlier notice 202601090102. The release and acknowledgment are dated February 4.

Exact page trail: Approved OR03 retains both recorded pages (PDF pp.2–3), with its new cover on p.1.

Necessary context: This releases the identified recorded notice; it is not the July 2026 conveyance or a judicial finding of fraud or fault. The reviewed copy masks signatures, counsel/notary names and unnecessary private identifiers while retaining dates, record references and legal description.

Annie protection-order outcome

What the preserved pages establish: The preserved November 4, 2025 signed order records denial of the requested protection order. The court’s written caution and any referenced attachment must be retained when describing the outcome.

Exact page trail: The approved eleven-page reader includes a cover, the complete nine-page supplied November 4, 2025 denial order and the supplied one-page written addendum. The older U8 compilation remains private; this reader does not substitute for a full certified case packet.

Limitation / necessary context: The supplied addendum states no basis under RCW 7.105 and no active threat of violence, with a warning against further contact. It repeats case number 25-2-03906-0 in both supplied bundles; that duplication does not independently establish identical written findings in both proceedings. Unchecked “entirely without merit,” abusive-litigation and coercive-control boxes are not findings. Denial does not establish fabrication or malice.

Which reviewed copies can I open?

Public links open individually reviewed, redacted copies. Other originals remain private; confidential-source pages are excluded.

The eight reviewed readers above are publicly linked. Some are selected records or docket listings rather than complete case packets. The selected petition excerpt remains a separate, narrower source. See our method and corrections policy.

Reporting is not the same as a finding.

The October 24 party-prepared statement, documented service, October 27 agency narrative and later declarations are different records. The corrected restraints attribution does not erase Annie’s medication references. The supplied active report status is not a final criminal disposition.

Source trail: I4-P RC4; E1-P; PCSD incident 2530000948.1; November 4 correction. Read the reporting comparison and merits outcome →

Agency findings have a defined scope.

RCS Intake 194932 / CD65963: no citation and no facility failed practice identified in the reviewed complaint areas, with labor-authority and historical-record limitations. DSHS Intake 200859: separate November 5 referral to WABON. Annie’s identified nursing complaint, case 2025-17807RN: closed without investigation at screening; no nursing violation identified.

The sources are EX-0018 and EX-0020 in the preserved agency-findings packet and the referral/closure records. Reporter identity remains unresolved. This is not proof that the Capinpins submitted an anonymous complaint or that the separate intakes share a source. Confidential intake, resident details and reporter information are excluded.
