THE TITLE TRAP | OUR STORY, WITH THE RECORD
A documented money trail: distinguish 2021 cash at closing, Crystal Ridge room rent, two $1,000 reimbursements, early $1,750 + $1,750 mortgage pooling and later conditional payment/servicer history. Read the evidence with original screenshots →

A CHRONOLOGY, NOT A VERDICT

How we got here.

The sequence matters. A payment may have been called rent in one document and discussed as something else in another. The deed and the lawsuits cannot be understood fairly by isolating a single filing.

2021 - 2026, on the record

2021, pre-closing
A January family exchange discusses title in Jun and Aileen's names alongside a possible four-person interest. It also addresses repayment, financing and fairness. [E01-E02]
Jan. 19, 2021
Romeo and Annie's $2,000 check to Fidelity National Title cleared Bank of America January 20 and the estimated March borrower’s statement credits a $2,000 deposit. Fidelity's original trust-ledger receipt remains requested.
Feb. 16–17, 2021
Spanaway seller closing record: $118,556.97 to Romeo and Annie. This establishes reported liquidity, not a tracing of every later expenditure.
March 2021
The March 10 $38,696.74 Romeo-origin Fidelity wire and $2,000 previously credited deposit reconcile to $40,696.74 of traced gross acquisition cash. Jun and Aileen carried the FHA mortgage; this is not the entire purchase price. [E03-E04]
Mar. 15–31, 2021
Separate conditional conventional prequalifications name Romeo and Annie for $825,000 (March 15) and $1.2 million (March 31). These were not unconditional Silver Creek loan commitments.
Apr. 15, 2021
Washington incorporation records list Romeo, Annie, Jun and Aileen as four ABC Elder Care incorporators at Silver Creek. A separate signed shareholder agreement lists Annie at 51% and Romeo at 49%; incorporator status is not proof of four equal shareholders.
Apr. 30, 2021
The archived Venmo export identifies a completed $1,000 payment from Jun to Romeo labeled “Silver Creek house paint.” It is property-paint funding, not proof of a down-payment refund.
May 1, 2021
Direct messages document limited planned contributions and role disagreements; Romeo offers to pay other startup costs and ask for a mortgage/utilities share. See the context.
June 14, 2021
After Romeo's June 13 exchange about using 'IOU' instead of 'down payment', a June 14 Bank of America personal-account statement shows an incoming $1,000 from Jun. The match strongly supports the separate proposed reimbursement, without resolving all economic classifications.
Jul.–Oct. 2021
Edgewood disclosure records July 12 closing at $950,000. Houston deed dated September 30 was recorded October 4. The particular financing structure for Silver Creek remains distinct.
2021–2024
ABC operates Silver Creek under written lease instruments. An amendment dated January 31, 2023, and reportedly executed September 26, 2024, contains a no-default recital alongside continuing payment terms. These are different dates. [E08]
September 2024
The participants argue about renovation choices, property value and who benefited from improvements. [E10-E11] In a September 30 exchange Aileen also discusses expected equity appreciation and retirement; this is her stated expectation, not a judicial finding.
June 24, 2025
Eastside Funding’s letter conditions final approval on a clean preliminary title report, reserves changes and revocation, and disclaims an obligation to lend. Read the selected contract and lender reader — 20 pages (letter at reader page 20).
June 25 form date · July 1–2, 2025 signature fields
Form 21 states $610,000 purchase price and July 23 or sooner closing. The July 2 addendum contemplates mortgage payoff, settlement costs and no expected seller net proceeds except capped attorney fees. These are contractual terms, not proof of funding or actual distributions. Read the agreement and its financing conditions.
June 26, 2025
Aileen described Romeo and Annie as owning the house, down payment and renovations while also asserting mortgage, credit and refinancing burdens. The selected E05 image is truncated, so its absent ending is not reconstructed.
July 18, 2025 · informal proposal
A separately preserved group message attributed to Jun offered “Reinstate 50/50 Ownership” and “Revert to the original ownership structure,” alongside a property-sale alternative. This was a preliminary informal option before later counsel-led negotiations and January 2026 mediation, not a signed title transfer or the settlement eventually executed. The pictured text includes Options 1 and 3; another numbered option is not visible. Read the source screenshot and context.
July 18, 2025
Aileen distinguishes withdrawal from the business partnership from her position that the house agreement continued, and describes deducting improvement costs with interest before a proposed equity division. This is a contested formula, not a final settlement.
July 18, 2025 · closing extension
A Form 22Y changes closing to August 4 or sooner and leaves other terms unchanged. All four printed date fields show July 18. Open the complete extension with context — 2 pages.
July 19, 2025
In a selected Cebuano screenshot, Aileen questioned whether Silver Creek was Romeo and Annie's, described Romeo as “delusional” and urged them to find an approving lender. Read E06; the image is an excerpt, not a whole conversation.
July 20, 2025
An earlier email attributed to Aileen as quoted inside Romeo's later reply refers to “ANOTHER business loan” and “OUR house, Silver Creek,” alongside an August 4 deadline and requested contact limits. The underlying sender-original was not independently recovered. Read the source-qualified E07 excerpt.
July 30–31, 2025 · further closing extension
The next Form 22Y changes closing to August 31 or sooner. Buyer fields show July 30; seller fields July 31. Other terms remain unchanged. The 2025 purchase did not close on this schedule. Open the complete extension with context — 2 pages. Purchase was ultimately completed in July 2026.
October-November 2025
Protection petitions are filed and later denied; the court warns against unwanted contact. On November 24 the Capinpins file a complaint asserting arrears from October 2021 and seeking possession. [E09, E12-E13]
January 29, 2026
A signed settlement sets a path to purchase and dismissal, includes broad mutual-release provisions and expressly disclaims admissions of liability. The parties' substantive allegations are not tried to judgment.
February 3–4, 2026
Court docket listings record the ownership and unlawful-detainer dismissals without trial and orders with prejudice. These listings are not the signed order bodies or findings of wrongdoing. Read the complete supplied docket listings — 5 pages.
February 10, 2026
The release of the January lis pendens is recorded as 202602100142. Its execution and acknowledgment are dated February 4. This is release of the notice, distinct from the later conveyance. Open the recorded release — 3 pages.
Mar.–July 2026
ABC's BOA statements document mortgage-sized transfers through May and July 7. For June, original QuickBooks notices identify a $3,798.68 payment to Jun from Checking ...0565; the Green Dot/QuickBooks statement records the actual June 9, 2026 debit with Jun's Bill Pay descriptor; Freedom separately posted a matching installment June 12. July instead used BOA ...9766: July 7 debit and July 9 lender posting of $3,629.35. A recipient-side ACH trace is unverified but optional, and no further June source-debit hunt is pending.
July 23, 2026
Pierce County records the warranty deed conveying the property from Jun and Aileen to Romeo and Annie. [E14]

Dates and descriptions follow the preserved underlying documentary record; the displayed exhibits are selected excerpts. A filing is evidence of an allegation or requested remedy, not a judicial adoption of that allegation. The settlement's release provisions should be interpreted from the actual signed text.

THE HOME KEPT OPERATING THROUGH THESE TRACKS

One operating business. Several demands to answer.

The chronology shows overlapping burdens. It does not establish a common author for anonymous complaints or a coordinated hidden plan.

RCS investigation; the reported September 17 intake date remains unverified. No citation in the reviewed areas; reporting identity unresolved.

  2. Oct. 20–21, 2025

Service and distinct reported incidents. Party statements, agency reports and later interpretations are kept separate.
